Technical Construction Document Review & Construction Phase Quality Assurance




This mixed use complex located in Hyattsville, Maryland consists of a five-story steel framed, 22 unit condominium, constructed over an existing parking structure. There is 9,400 sf of retail at the first floor. The exterior walls include VM Zinc© flat lock panels, exterior insulation/finish system (EIFS), and cast stone masonry over steel stud framing. The amenities include open terraces at the second floor level which provides private outdoor space for individual living units. A green roof system was used on the auxiliary guest units.
Challenge: Review the construction documents to identify air and water infiltration issues, vapor and thermal transmission though the exterior envelope, and fire and sound separations.
Value Added: During the Technical Construction Document Review phase, D&A identified issues impacting the constructability, integration and implementation of exterior envelope components and weatherproofing systems and worked with the project team to cost effectively resolve them. D&A provided Construction Quality Assurance services throughout the duration of the construction phase of the project.
